Important Deadline for Homeowners Seeking to Avoid Foreclosure

If you are at least three months delinquent on your mortgage as a result of involuntary unemployment, under employment, or medical reasons, you could be eligible for the Emergency Homeowners’ Loan Program (EHLP)

EHLP applications must be delivered to the PHFA office no later than Friday, Sept. 16 at 5 pm.

HUDs Emergency Homeowners' Loan Program (EHLP) can help you save your home. You must be the owner and occupant of the property in foreclosure.

For further details, contact a PHFA approved HEMAP counseling agency or call PHFA at 1.800.342.2397.

The counseling agency will schedule an appointment for you to come in and fill out an application. This is a free service. There is no cost to apply for this help.

The following is a list of some of the items you will need to bring with you to the counseling agency meeting:

  • mortgage statement and or delinquency notice showing you are at least three payments delinquent,
  • last three years federal tax returns
  • letter of circumstance explaining why your mortgage is delinquent and documentation to support the delinquency
  • verification of all current household income
  • account balances and monthly payments on all credit cards, student loans, car loans, etc.
  • deed to the property
  • photo identification
  • proof of real estate taxes and homeowners insurance

This program is different from the state program ---- As of June 30, 2011, the Pennsylvania Housing Finance Agency has stopped accepting applications for HEMAP (The Homeowners’ Emergency Mortgage Assistance Program). This action was taken because budget reductions on the state level were not sufficient to operate the program.

If sufficient funding is provided at a later time, HEMAP will again become operational. You can monitor developments on the PHFA website.

In the meantime, you should go to a PHFA-approved housing counselor and apply for the federal money mentioned above.   

Again, the deadline to apply is Friday, Sept. 16 at 5 pm. DON’T DELAY!
